WSU Home Price Index - Sector Definitions
The six sectors for which home price indices are calculated are defined using minor MLS zones as established by the Wichita Area Association of Realtors®

East Sector:  This sector is comprised of the following MLS zones:  407-409, 422-428, 431-440, and 505-509.  It is intended to capture all of the relatively new development on the east side of the city and mirror the West Sector. 

The boundaries of the sector can be traced as follows:  Beginning at 53rd Street North and I-135, proceed south along I-135 to 29th Street North; then east to Bleckley/Battin and then south to 25th Street and back west to Oliver (so that Pembrook is in the Northeast Sector);  then south along Oliver to 21st Street, east to Woodlawn, and south to the railroad tracks at 17th street; then south along Lawrence Lane to 9th Street; then north to midway between Rock and Webb Roads and south to Central (Vickridge is in the Northeast Sector); then south along Webb Road to I-35 and southwest along I-35 to Rock Road; follow Rock Road south to the midpoint between Pawnee and 31st Street South, then east to Webb Road; follow Webb Road north to Pawnee, then east to Greenwich, south to 31st Street South, and east to 159th Street East; follow the county line north to 21st Street North, then west to Greenwich, north to 53rd Street North, and west to I-135.

Northeast Sector:  This sector is comprised of the following MLS zones:  401-406, 410-421, 429, and 430.  It includes all of the older neighborhoods on Wichita's near northeast side, and its boundaries are Broadway on the west, Kellogg on the south, 53rd Street on the north, and the East Sector on the east. 

Northwest Sector:  This sector is comprised on all MLS zones numbered in the 300s.  It is bounded by Kellogg on the south, Broadway and the Atchison, Topeka & Santa Fe railway on the east, the Little Arkansas River on the north, and Meridian/Wichita-Valley Center Flood Control on the west. 

Southeast Sector:  This sector is comprised of the following MLS zones:  501-504, and 510-521.  It is bounded by by Kellogg on the north, Broadway on the west, the Wichita-Valley Center Flood Control on the south, and I-35/K15/Arkansas River on the east. 

Southwest Sector:  This sector is comprised of all MLS zones numbered in the 200s, and is bounded by Broadway on the east, the Wichita-Valley Center Flood Control on the south and west, and Kellogg on the north. 

West Sector:  This sector contains all MLS zones numbered in the 100s, and is bounded by 37th Street North on the north, 167th Street North on the east, 31st Street South on the south, and the Wichita-Valley Center Flood Control on the east.
